General Information and Reservation Policies
Please be sure to read these guidelines for our Lancaster area bed and breakfast. If you have any questions, call us at 717-867-1991 and we will gladly explain.
Before Your Arrival
- Deposit: We require a one-night’s deposit at the time of booking to hold the room
- Groups and Events: We will discuss an appropriate amount for a deposit upon booking.
- Tax: A combined sales and lodging tax of 11% (6% PA and 5% County for Lodging) will be in addition to our nightly rates and applied to your total upon booking.
- Confirmation: You will receive an e-mail from us with details about your stay, a reminder of check-in and out times, and of our cancellation policy.
- Rates are always quoted for up to two people and sometimes can vary according to the day of the week and the season.
- Minimum Reservation: Always two-nights on weekends, but on occasion we end up with a room left open by a Thursday & Friday booking (making it available on Saturday) or a Sunday & Monday booking (Making it available for Saturday). For this reason, if you cannot find the availability you need or you can only have one night away, call us at 717.867l.1991 and we’ll look in every possible place to help you out. That said, nearly every couple that books a one night stay ends up wishing they’d booked for two…and when we have availability, they ask to extend their stay…there is so much to do in our area, any time of the year!
- We do release the 2-night minimum policy Friday mornings just before noon, so always be sure to check our availability as single nights are sometimes available last minute. (That said, guests always wish they had booked two nights as opposed to one as there is so much to see and do—just in our Inn alone!)
- Gift Certificates & Cards: When booking your reservation, include a note to us that you plan to use a gift certificate or gift card, and the value. The card or certificate must be presented at check in. All reservations require a credit card to be on file to confirm a reservation or to handle any additional charges.
- Last Minute: For reservation requests made within 24 hours prior to check-in, please call the Inn at 717-867-1991 to check availability and to book your reservation.
- Wait List: We will be happy to place you on our “wait list” for an opening or a last-minute cancellation at our Hershey B&B. Please e-mail [email protected] or call 717-867-1991
- Rates are Guaranteed at the time of reservation. Published rates are subject to change without notice
- Age Restriction: Our Romantic Inn, Hershey does not meet the needs of children below the age of 14, and we do not accept bookings infant-14. Should a guest arrive with any children under 14 years of age (in violation of our policy), they will have to find other accommodations and will be charged full fare at 100%.
- Pets: For the comfort and safety of all our guests, we regret that we cannot accommodate pets. For this reason, the innkeeper also does not keep pets. We will gladly direct you to a nearby veterinarian-operated kennel for your beloved pet.
- If the Inn shows there is no availability for your desired date, please call to see if there have been any last-minute availabilities.
- Payments to our Bed and Breakfast may be made by cash, check, travelers check, Visa, MasterCard, Discover or American Express.
Check-In Policies and Arrival Information
- Check-In times are from 4:00 PM to 7:00 PM
- Should you need to arrive later than 7:00 PM, please let us know ahead of time so that we may inform you of our late check-in procedures.
- Upon your arrival, we will give you a tour of the Inn, settle any remaining balances on your bill, and introduce you to what one guest termed, “relaxation nirvana” — your own individually themed guest room.
- We have a list of restaurant recommendations based upon 15 years of guest experiences and reports back to us and our own experiences. We will be happy to make any reservations for you.
- Concierge Services: Your Innkeepers are very knowledgeable of the South-Central Pennsylvania area in which Annville Inn is located and have information and brochures for attractions and dining. Rosalie can make recommendations and will happily make reservations for you. She can make suggestions for things to see and do such as as setting up a wine or gallery tour. She can guide antique shoppers, hikers, and other adventure seekers.
Check-Out Policies
- Check-Out time is at 11am.
- If personal items are left behind, we will charge your provided credit card for shipping & handling. After 30 days, all unclaimed items will be donated to nonprofits in our Romantic B&B, Lancaster area.
- We will all look forward to seeing you again. Annville Inn enjoys one of the highest percentages of repeat guests in the industry ?
Cancellation Policy
- Our small business is significantly impacted by cancellations. Because our goal is to provide the ultimate in service to our guests, we have worked to provide the most generous cancellation policy we can. Please review these points, and if you are concerned about having to cancel anywhere you travel, we highly recommend one of several excellent travel insurance companies shown below.
- Our goal is to provide the ultimate in service to our guests. While we would like to be able to accept any cancellation at any time, it is not always possible for an inn or even a hotel to do so.
- We will gladly process a cancellation for you if your request is made to us in a live telephone conversation, which takes place a minimum of ten (10) days before the scheduled check-in.
- We will send you a cancellation acknowledgement along with a cancellation number. Unless you talk to us in person by phone and receive a cancellation number, there is no cancellation. (We do not accept cancellations by e-mail, letter, fax. We only accept this arrangement by phone between the hours of 10:00 AM and 3:00 PM.)
- Cancellations incur an administrative fee of $35.00 per reserved room.
- Cancellations 10 days or less are charged 100% plus the cancellation fee, and there are no refunds. Note that we do not accept cancellations by any method other than a live conversation with us between 10:00 AM to 3:00 PM.
- No shows and/or early departures will be charged the full amount of the reservation, refunds are not possible.
- Holiday reservations, group reservations of three or more guest rooms or special event reservation bookings require a minimum of 30 days’ cancellation notice, and a 50% payment in full, except when cancelled 10 days or less, which would then require our standard 100% cancellation fee. In both cases the $35.00 per room cancellation fee is also assessed in addition to the 50% or 100%.
- Cancellation Insurance: If you are concerned about an unexpected emergency preventing your arrival, we recommend trip insurance such as InsureMyTrip.com or TravelInsurance.com
General Information
- If you intend to order a package or room-add on, please provide us at least 24 hours’ advance notice.
- For more than two guests in a room, see the room descriptions for The English Manor Suite and The Secret Room.
- We are able to amend our breakfast recipes to suit dietary allergies and restrictions. Please let us know if you require anything specific before your arrival. Any requests made after arrival may not be available.
- All rooms have free parking, complimentary Wi-Fi access, Cable TV, flatscreen TV’s, DVD players, private baths, and individual heating/air-conditioning.
- Please view our Room Descriptions for more detail. We reserve the right to transfer the reservation to a different room, if necessary.
- Quiet Hours: Please respect your fellow guests by observing the Inn’s quiet hours between 10:00 PM to 8:00 AM. During that time frame, please have televisions/music turned to low volume and do not play the piano or use the hot tub. We waive “Quiet Hours” when you book the entire Inn, leaving it up to you to set those parameters.
- We are pleased to serve our guests a complimentary full gourmet breakfast beautifully presented by candlelight. Breakfast is typically served in the Inn’s Main Dining Room at 9:00 AM (Special arrangements for business travel and others needing an earlier breakfast can be made by contacting Rosalie at 717-867-1991. There is no service available after 9:00 AM.
- Based on our availability, you could invite an extra guest for breakfast with a minimum of 24 hours advance $25.00 is added to your bill for each person.

Health & Safety (such as smoking) Policy
- Swim and Hot Tub at your own risk, no lifeguard posted.
- No headfirst diving into the pool. We have a pool rope to mark off the deep end if you like.
- Swimmers must be 18 and older.
- As stated above, we do our utmost to accommodate special diets if given a minimum of 24 hours’ notice.
- No glass containers of any kind outdoors. Enjoy drinks poolside, at the hot tub, in our hammocks and wandering our trails and gardens by utilizing acrylic glasses we provide at the main coffee bar.
- By order of our insurance company and our own house policy:
- No flames. No incense, no candles. We do provide battery operated candles in some rooms, check with innkeeper.
- No smoking in the Inn whatsoever. Smokers do have a designated outdoor location they can use.
- Should a guest ever violate our Inn policy and smoke in their room or another location other than our outdoor specified smokers’ area, it will be necessary for us to go to extensive measures to remove the smoke odor and any other damage by special smoke elimination procedures including repainting. Therefore…
- If smoking occurs, a surcharge will be assessed to the registered guest. This surcharge starts at between $500 and $3,000.00 and goes up depending on what is necessary to return the room and other aspects of the Inn to its original smoke free condition.
- If the room must be taken out of availability in order to deodorize and repair, we will also charge, in addition to these \costs, the standard room rental for that room for every night we have it out of service. That fee could easily be based upon seven to fifteen nights.
- We employ a smoke/fire/CO2 detection system that is constantly monitored by an outside monitoring service. Alarms will sound throughout the inn and the fire department immediately summoned if smoke (even cigarette smoke) is detected in any room on our property.
- Those who are pregnant or have a heart condition should not use the hot tub due to extreme temperatures.
- Water Safety: We monitor the water in both the pool and hot tub carefully and keep to very close tolerances. The crystal-clear water is kept at optimum sanitary and safety conditions exceeding health department guidelines and is tested multiple times daily.
- For our guests’ comfort: As a non-smoking inn, we guarantee a clean, fresh and safe room for our guests. For bedding, we use alternate down materials…no feathers.
Accessibility Policy
